The business was founded in 2024 to serve McLennan County and surrounding Central Texas with honest, species-specific rodent work — no franchise scripts, no contracts, no upsell-by-default. Why We Started
Waco needed a rodent operator built around Waco, not a regional franchise running the same playbook from Dallas down through Austin. The pressure profile here is genuinely different. The Brazos River bottoms generate Norway rat activity that East Coast or West Coast techs don't think about. The pecan and live-oak canopies feeding Austin Avenue and Sanger Heights produce roof rat colonies that peak in August. Baylor's restaurant cluster and the Magnolia Market tourism corridor create commercial-grade activity inside residential properties. And the humid subtropical climate keeps reproduction running through what most of the country considers off-season.
Doing this work well means starting at the neighborhood layer — housing stock, distance to the Brazos, canopy density, foundation type — before we even step inside. That's how we built the operation from day one.
How We Work
Inspect first, quote second
No phone-quote pricing. We do the walkthrough — attic, crawl, exterior, entry points — and identify the species before we tell you what the work costs. If a property doesn't need treatment, we say so.
Species-specific treatment
Norway rats, roof rats, and house mice each need different traps, baits, and exclusion strategies. We don't run a one-size-fits-all protocol — the species you have determines the work plan.

Licensing & Compliance
Texas structural pest control regulations apply to chemical treatments — we follow them. Any pesticide or rodenticide used on a property is applied in accordance with the Texas Department of Agriculture's Structural Pest Control Service rules. Bait stations are tamper-resistant and placed away from living-area access by default. We carry the licensure required to operate as a structural pest control business in Texas, and we walk every household through what we're using and where before placement.
Honest disclosure on what this page is and isn't: we don't list invented award badges, fake "Best of Waco" plaques, or made-up tenure claims. We started in 2024. Most of our growth has come from McLennan County referrals — that's a real signal, and it's the only one we'll claim.
A note on what we don't do
We don't service Dallas, Austin, San Antonio, or Houston. We don't run termite or general-pest contracts. We don't handle wildlife outside the rodent category (no raccoons, opossums, or bats). When a job is outside our scope, we'll say so and point you toward someone who handles it.
