Terms of Service

Plain-English terms covering service scope, payment, warranties, and customer responsibilities. We don't run hidden-clause contracts — what's on this page is what governs the work.

Quick summary. When you hire us, we agree to inspect, treat, and exclude rodents on your property using methods that comply with Texas structural pest control regulations. You agree to pay the quoted price and give us reasonable access. Disputes go to Texas courts. There's no auto-renewing contract.

1. Acceptance of Terms


By calling us at (254) 343-1352, hiring us to perform rodent control services at your property, or browsing rodentcontrolwaco.com, you accept these terms. If you don't accept them, please don't engage our services. We may update these terms occasionally; the version effective on the date you book service is the version that governs that service.

2. Services Provided


Waco Rodent Control provides rodent inspection, treatment, exclusion, cleanup, and related services for residential, commercial, agricultural, and short-term rental properties in McLennan County and surrounding Central Texas counties as described on our services and service areas pages.

We do not provide general pest control (insects, termites), wildlife control (raccoons, opossums, bats, snakes), or services outside our published service area. If a request falls outside our scope, we'll tell you and try to point you toward someone who handles it.

3. Inspections, Quotes, and Scheduling


We perform an on-site inspection before quoting any non-emergency work. The inspection identifies the rodent species, scopes the activity level, and documents recommended treatment. We provide a written scope and price before starting work. Acceptance of the quote — verbally or in writing — constitutes your agreement to the work as scoped.

Emergency calls are dispatched based on availability and may not include an inspection-first model when active rodent activity, dead-rodent odors, or health-code concerns warrant immediate response.

4. Customer Responsibilities


To deliver effective service, we need you to:

  • Give us reasonable access to the property during scheduled appointments (including attic, crawl space, exterior perimeter, and any affected interior rooms)
  • Disclose known hazards on the property — aggressive pets, electrical issues, structural damage, prior chemical treatments, allergies in the household
  • Follow any pre-service or post-service instructions we provide (food storage, pet management, area clearance)
  • Notify us of new rodent activity within the warranty period (see Section 7) so we can return promptly
  • Pay invoices according to the agreed terms (see Section 5)

If conditions on the property prevent us from completing scoped work — locked access, hazardous occupants, undisclosed structural damage — we may reschedule or adjust the scope with you. Time spent on canceled or inaccessible appointments may be billable.

5. Payment


Payment is due on completion of each scheduled visit unless other terms are agreed in writing in advance. We accept cash, check, and major credit/debit cards. For commercial accounts and multi-visit programs, we may extend net-15 or net-30 terms on request. Past-due balances accrue interest at the lesser of 1.5% per month or the maximum rate allowed by Texas law.

Quotes are valid for 30 days from issue. If significant property conditions change between quote and work, the quoted price may be revised — with your acceptance — before work proceeds.

6. Methods and Compliance


All chemical products we use are applied in accordance with the Texas Department of Agriculture's Structural Pest Control Service rules and the product label directions. Bait stations are tamper-resistant and placed to minimize access by non-target animals. We will walk you through what we use and where it is placed before placement on your property.

Our standard methodology prioritizes mechanical trapping and exclusion over chemical use. We do not use methods, products, or quantities outside what is professionally appropriate for the documented infestation.

7. Service Warranty


For most scoped residential treatment work, we offer a 30-day return warranty: if rodent activity returns at the treated property within 30 days of work completion, we'll return and re-treat the affected area at no additional cost, subject to these conditions:

  • The activity must be of the same species treated
  • The property must not have been treated by another pest control provider in the interim
  • You must contact us within the 30-day window
  • The warranty does not cover new infestations from species we did not treat, or activity in areas excluded from the original scope

Exclusion (entry-point sealing) work carries a separate workmanship warranty as detailed on the work order. Commercial bait-station programs and ongoing service contracts have terms specified in the service agreement.

We do not warrant that any rodent species will be permanently absent from a property. Properties near active habitat (Brazos bottoms, agricultural land, tree-canopy density) may experience recurring pressure that requires ongoing service. We'll be honest with you about what we can and can't promise.

8. Limitation of Liability


We carry liability insurance appropriate to a Texas structural pest control business. To the maximum extent allowed by Texas law, our liability for any claim arising from services we provide is limited to the amount paid for the specific service at issue. We are not liable for indirect, consequential, or incidental damages (lost income, lost use of property, third-party claims) except where Texas law prohibits such limitation.

This section does not limit liability for: gross negligence, willful misconduct, bodily injury caused by our negligence, or any liability that Texas law prohibits limiting.

9. Cancellation


You may cancel a scheduled appointment by calling us at (254) 343-1352. Cancellations made less than 4 hours before a scheduled appointment may incur a trip-charge fee. Emergency appointments may have stricter cancellation rules disclosed at booking. Ongoing service programs may be canceled by either party with 30 days' written notice unless the service agreement specifies otherwise.

10. Photographs and Documentation


We may photograph rodent activity, entry points, treatment placements, and completed exclusion work for service-record purposes. We do not publish identifiable property photos online without your written permission. Records are kept per the retention schedule in our privacy policy.

11. Governing Law and Disputes


These terms are governed by the laws of the State of Texas. Any dispute arising from services we provide or these terms shall be resolved in the state or federal courts located in McLennan County, Texas. Both parties consent to that jurisdiction and venue. The prevailing party in any litigation is entitled to recover reasonable attorneys' fees and costs as allowed by Texas law.

12. Severability and Entire Agreement


If any provision of these terms is found unenforceable, the remaining provisions remain in effect. These terms, together with any written work order or service agreement signed for specific work, constitute the entire agreement between you and Waco Rodent Control regarding the services described. They supersede any prior oral or written statements about the services.
